01First Conversation
We discuss your vision, land situation, and where you are in the journey.
02Design & Budget Alignment
We work to align your design intent with a real budget as we work together to finalize your building plans. We are happy to work with your architect or pair you with our design partners.
03Selections
Our team guides you through each stage of the selection process, helping you make informed decisions that complement your style, your home and your budget. With our industry expertise, trusted suppliers and extensive network of resources, we help narrow the options, coordinate finishes and keep selections organized and on schedule.
04Breaking Ground
After planning, designing and making selections, breaking ground is where your new home truly begins to take shape.
Before construction begins, our team makes sure the site is ready and that the necessary permits, plans and preparations are in place. Once everything is approved and ready to move forward, excavation begins and the building footprint is established.
05The Build
Building a custom home is a collaborative experience. We keep you informed daily as construction progresses, helping you understand what’s happening, what comes next and when key decisions need to be made.
Our goal is to make the process feel organized and manageable while allowing you to enjoy watching your home come together.
06Walkthroughs
After months of planning, construction and countless details, your new home is nearly ready. The final walkthrough is an exciting milestone — and an important part of making sure everything is ready for you to move in.
Before handing over the keys, our team conducts a thorough review of the home and its systems. We look closely at the craftsmanship, finishes and details throughout the house, making sure the work meets our standards and that the home is ready for its next chapter.
07Move-In & Beyond
After move-in, our team remains available to help answer questions and guide you through the transition from construction to homeownership. Our 12-month warranty provides you with added confidence as you settle into your new home and experience it through every season. We want you to feel comfortable knowing that you have a builder you can turn to when you need us. Your home may be finished, but our commitment to you continues.

Every custom home is priced by its land, its size, its finishes, and its site. There is no honest way to put a single number on a home that does not exist yet. What we can do is talk plainly about what drives cost, and where a budget goes, before you fall in love with something that doesn't fit it.

How long does it take to build a custom home?
Most custom homes take approximately 8–12 months to build, depending on the size, complexity, location and level of customization. The overall timeline also includes planning, permitting, selections and site preparation before construction begins.
Do I need to own the land first?
Not necessarily. We can work with you whether you already own a lot or are still looking for the right property. If you’re searching for land, we can help you evaluate a potential homesite for factors such as accessibility, grading, utilities and overall suitability for your plans.
Having the right lot is an important first step, and our experience can help you make a more informed decision before moving forward with your custom home.
Can you build from my architect's plans?
Absolutely. We can build from plans prepared by your architect or design professional. Our team will review the plans with you, coordinate with the architect as needed, and work through the details required to bring the design to life.
If you already have plans, we’re happy to review them and discuss the next steps for your project.
What if I don't have an architect or plans yet?
That’s perfectly fine. Many of our clients begin with an idea rather than a finished set of plans. We can help guide you through the early stages, including connecting you with trusted architects and design professionals who can help turn your vision into a detailed plan.
Once the plans are complete, we’ll work with you to develop the scope, budget and construction plan for your home.
What happens if we want to change something mid-build?
Changes can sometimes be made during construction, depending on the stage of the build and the impact on the project. We’ll review the requested change with you, explain any cost or schedule implications, and make sure you understand the details before moving forward.
Our goal is to be flexible when possible while keeping the project organized, on schedule and aligned with your expectations.
What kind of warranty do you provide?
JL Development Group provides a 12-month warranty on your new home, giving you added confidence as you settle in and experience your home through its first year.
